The 27 ha area of ​​via Alberelli is delimited by natural and anthropic boundaries, such as via Alberelli to the west, the drainage level to the north and via Argine Marino and the Fossa Marina to the south; the latter is subject to the landscape constraint pursuant to art. 142 of Legislative Decree 42/2004. The possible expansion area, of a further 51 hectares, extends to the north beyond the drainage level and to the east beyond the drainage Arenare, both state property.

Vehicles and heavy goods vehicles can access the aforementioned area through via Argine Marino, located south of the area itself. Via Argine Marino is connected to the main communication routes through the junction of the SS16 on via del Fitto (44.622487, 11.836512). This junction makes access to the area easier both for vehicles arriving from Ferrara (Ferrara Sud exit) and for vehicles arriving from Ravenna (Imola or Faenza exit

The urban planning instruments currently in force* identify the whole area as a rural area with a high agricultural production vocation.
On some cadastral maps placed in the southern band, close to the Fossa Marina, the landscape constraint relating to streams and watercourses and their banks for m. 150 pursuant to art. 142 of Legislative Decree 42/2004, while on via Alberelli, at the junction with via Mampiglia Olmo, there is an intact rural courtyard including buildings of historical-testimonial value, protected by municipal planning instruments. *The Council of the Union of Valli e Delizie Municipalities has accepted the proposal for a General Urban Plan (PUG) pursuant to Regional Law 24/2017, which concerns the territories of the municipalities of Argenta, Ostellato and Portomaggiore. The PUG will be adopted in February-March 2022; from the adoption of the plan, the safeguard period will enter, the effects of which will last until approval, expected for the end of 2022.
The PUG hired also identifies the whole area in a rural setting and identifies the same constraints/protections previously described.

Current authorisation status
The intervention does not comply with the PUG strategy being adopted but feasible through a programming agreement referred to in articles 59 and 60 of Regional Law 24/2017.
