The property is part of an area that was formerly occupied by Officine Meccaniche Reggiane (mechanical industries) now the object of a wide urban regeneration plan. The intervention on this area is at the core of a strategic development plan for the northern area of the city that encompasses industrial parks and a high speed station; based on Reggio Emilia distinctive competences (mechatronics, green building, agro-food and education) and on territorial infrastructures at their service. The regeneration works have a high architectonical value combining elements dating back to the origins of the former factory and brand new structures with innovative, smart and green solutions. In particular the property consists of: - 125,000 sq.m area already renovated; - 130,000 sq.m available for new investments. The investments to be realised in the area are mainly divided into: - up to 80,000 sq.m. for different types of investments (offices, student house, industrial and logistic activities, research centers, education activities, services); - about 19,500 sq.m: parking; - about 40,000 sq.m: green spaces. Area already renovated (125,000 sq.m.) includes: - shed 19 and 18, that have already been redeveloped creating 13,000 sq.m of spaces for the Reggio Emilia Technopole (2013) with university laboratories and research centres for technology transfer and for several innovative companies leader in their sectors at international level (2018); - completion of other industrial shed which will host offices, research laboratories, start up, innovative companies and cultural and creative activities; - completion of additional infrastructures like squares, public spaces, new cycle-pedestrian crossings and underpasses, new traffic roads for improving the existing strategic accessibility.

The south side of the "Innovation Park" is connected with the historic center of Reggio Emilia through cycle-pedestrian crossings and underpasses of the central railway station; to the east, the area borders directly with Campovolo Arena, venue hosting international outdoor performances close to a small airport; to the north, the neighborhood is connected to the north ring road, beyond which there are the stadium, the shopping centers area, the A1 Milan-Bologna highway and the high-speed railway station; to the west, the area is connected to the “Loris Malaguzzi International Center, a research center
” aimed to spread the Reggio Emilia Approach to innovation, education and culture in the whole world, and to the square and parking lot in Piazzale Europa and the intermodal mobility center.

The development of the “Parco Innovazione” follows guidelines for Programming Document for Urban Quality consistent with the masterplan North Area of Reggio Emilia approved in 2009.
The area doesn’t present particular construction constraints with the exception of the nearby railway and airport area.

Current authorisation status
The area is already included in the Municipal Urban Planning.
The area is ready to receive project proposals for different use classifications. STU Reggiane and the Public Administration (Municipality of Reggio Emilia) are the actors to be involved.

The redevelopment of the area carried out by STU Reggiane has been co-financed by the Emilia-Romagna Region, the Ministry of Infrastructure and Transport and the companies that now occupy some of the renovated spaces.
The area and the neighbourhood where it insists have also been co-financed by the Presidency of the Council of Ministers with a specific tender (“Progetto Bando Periferie Reggiane/SantaCroce”)
